We have stayed in many vacation rentals over the years, and we can honestly say this property and host rank among the very best we’ve experienced.
The home was spotless, comfortable, and exceptionally well maintained. The beds were incredibly comfortable, and the spacious layout made it perfect for both relaxing and spending time together as a family.
We were travelling with a large family group to celebrate my father’s 80th birthday, and our host, Ian, went above and beyond to make us feel welcome. He greeted us with a thoughtful basket of local treats that my father recognized and truly appreciated, making the stay even more special.
This home is absolutely worth the price, and the location couldn’t be better. We highly recommend it and would happily stay here again.
One of the best airbnbs we have ever rented. The home is absolutely gorgeous and very comfortable. It is in the best location and we were able to walk wherever we wanted to go. Plenty of restaurants, landmarks, theatre. Great area for exploration. The hosts could not be more attentive. Loved everything about our stay and hope to return.

The house was lovely very well equipped and very welcoming. Our family all felt really comfortable. The huge basement kitchen was fantastic and nice and cool over the exceptionally hot weekend. Having use of a parking space was great and we managed to also park outside the property or close by very easily. It was a great location to explore the centre of Plymouth. Our grandchildren loved walking up to the lighthouse and down to the harbour. The aquarium was also a big hit.

Hoe Park House is an exquisitely restored, beautifully decorated, remarkably well thought out residence in the heart of historic Plymouth and within easy walking distance of many excellent restaurants and venues. From the beginning, Ian’s communication about our stay was speedy, informative and useful. The online guest manual is thorough and made planning our three nights there so much easier. Ian was always available for advice, clarification and helpful hints. The parking space was an added bonus. Our party of four couldn’t have asked for a better place to come back to after wet, windy days exploring. The immaculate kitchen was the most impressively kitted out space I’ve ever come across in our travels- we thoroughly enjoyed the provisions in the welcome hamper as well as the caviar spoons and ice bucket for some evening celebrations. Absolutely top notch all around and we look forward to more visits in the future!

Highly recommend for so many reasons including the great location, so quiet, but great for being able to walk to historical landmarks and cafeβs plus the main shopping area.Β Parking was great as was the size of rooms and fittings. The hosts have a great guest guide which would probably keep you entertained for a month, and their communication and helpfulness is definitely another 5 stars. βοΈβοΈβοΈβοΈβοΈ. We booked via AirB&B and would definitely go back.
Hoe Park House is an amazing home, that has been beautifully renovated, with modern ideas, respectfully carried out. It is situated in such a wonderful part of Plymouth, Itβs easy to get about on foot from here. Ian and Derek are on hand to help in minuets of a question being asked of them, their attention to detail is impressive. I would not hesitate to recommend this lovely welcoming home to anyone looking to stay in Plymouth.

We spent three days at the wonderful Hoe Park House while visiting Plymouth for a concert. Communication with Ian was excellent and extremely helpful right from the beginning. Everything worked exactly as smoothly as described β from the directions and access to the house to the private parking space. In addition, there were numerous valuable tips on restaurants, excursions, and much more.
The house is quietly located in a small cul-de-sac directly next to Hoe Park and just a short walk from the Barbican harbour area, where youβll find small shops, many restaurants and cafΓ©s. The city centre of Plymouth is also only a comfortable 10β15 minute walk away β which was ideal for our concert visit.
The rooms in the house are spacious, stylish, and furnished with great attention to detail. Artwork decorates the walls, and we felt comfortable from the very first moment. Fresh towels and an additional bathrobe are provided for each guest. The spacious kitchen with its large dining table is excellently equipped and invites you to cater for yourself. Unfortunately, the weather prevented us from using the patio accessible directly from the kitchen, but instead we enjoyed the cosy living room.
Particularly worth mentioning are the reliable Wi-Fi and the option to use the Bluetooth speakers.

Wir waren dieselbe Gruppe von Freunden, und es war genauso groΓartig wie beim ersten Mal. Das Haus ist wunderschΓΆn β stilvoll, gemΓΌtlich und voller Charme, mit tollen Kunstwerken in jedem Raum. Die riesige KΓΌche ist einfach perfekt, um gemeinsam zu kochen, zu essen, Brettspiele (die es dort gibt) zu spielen und lange Abende zusammen zu verbringen. Die Lage ist ideal: nur ein kurzer Spaziergang zum Hafen, zur Promenade und zu vielen schΓΆnen Restaurants und CafΓ©s. Ian und Derek sind super Gastgeber, die wirklich an alles denken. (This was already our second stay at Hoe Park House β after our first visit in April 2022 β and we could hardly wait to come back! We were the same group of friends, and it was just as wonderful as the first time. The house is beautiful β stylish, cozy, and full of charm, with great artwork in every room. The huge kitchen is simply perfect for cooking, eating, playing board games (which are provided), and spending long evenings together. The location is ideal: just a short walk to the harbor, the promenade, and many lovely restaurants and cafΓ©s. Ian and Derek are fantastic hosts who truly think of everything. Meticulously restored, beautifully designed, and equipped with such attention to detail that I half expected Jamie Oliver to pop out and narrate my dinner. From the first message, Ian was a dream β fast, friendly, and wonderfully professional. With all those glowing five-star reviews and such a fair price, I was sure there had to be a catch. Turns out, sometimes the internet isnβt lying. Every corner oozes quality β from the artwork and appliances to the rooms themselves. There isnβt a single βmehβ room; each one feels special. Enough light, space, and charm to host an interpretive dance about your search history and still have room for your inner divaβs comeback tour. Having many childhood memories of visiting Plymouth and the beautiful surroundings this was the 3rd visit and hopefully not our last (of us 4 adult siblings with our mother) to Hoe Park House to relive and discover more. However wonderful our day trips were they were always enhanced by starting from and ending back at Hoe Park House. Perfectly located, spotless and so well decorated and equipped with beautiful artwork throughout and every appliance and means that one could desire to have such a comfortable and enjoyable stay at a “home” away from home. Hoe House is a fabulous place to stay. The house is beautiful. Well laid out. Everything you need is provided and more. The attention to detail is incredible. Each room is so considered and the best beds.

The perfect position for access to all of the bars and restaurants, the house is so luxurious and roomy. The rooms are spacious and well equipped. This is our second visit and weβre preparing for next year’s visit already. The hosts are on hand and keep in touch should you need anything. Highly, highly recommend.
Wonderful home. comfortable, close to Barbican and Hoe and all amenities. Ian responded promptly and went above and beyond with helpful advice. Beds were really comfortable and the house had everything you could want. The hamper was a lovely touch and very tasteful.
We canβt say enough about Ianβs house, it was perfect! There were nine of us and there was plenty of room for everyone. The bathrooms and bedrooms are beautiful. The courtyard patio is a gem. A great place to enjoy a glass of wine and relaxed. The fact that there was a washer and dryer was definitely a plus. Also, we were there to watch a concert at Plymouth Hoe and Ianβs house was a 5 min walk from the venue. We couldnβt have dreamed of a better place to stay.
Iβve stayed at many Airbnb/other like properties and have never seen a host as professional as Ian! He actually created a book and had multiple copies available throughout the property to explain everything and provide tips and local suggestions of places to go and things to do, incredible! The property is very spacious and very clean and suited the 7 of us perfectly. The location is perfect, and easily walkable to The Hoe, Barbican, and City Center so we didnβt need our vehicle much at all except for some longer trips out of town. The parking space was a nice bonus though and made having a car easy. The kitchen area is where we spent most of our time as it was plenty spacious for the 7 of us to hang out, and the kitchen area has every amenity you would need as we cooked a few meals there. We often travel to Plymouth to see family and will absolutely see if this properties available when we visit again.

We have stayed at Hoe Park House 3 times now and we absolutely love it. The house itself is fantastic, spotlessly clean, beautifully maintained and provides everything you could need for a break away from home. The location is great, with the cafes, bars and restaurants a few minutes walk away, whilst also having a private parking space is extremely useful. Ian, the host communicates throughout the whole process and checks in on you during your stay. There is a basketful of lovely goodies left for your arrival (including treats for the dog!). We love visiting Hoe Park House and we will definitely be back again.
We stayed at Hoe Park House to celebrate a friend’s 50th birthday (and reminisce about memories from days at Plymouth uni). We had a wonderful weekend away, made even better by having such a gorgeous house to call home for three days. Everything at the house was perfect–great location, beautiful, clean, and spacious with an incredible kitchen and lovely comfortable rooms. Beautifully renovated home in the perfect location to visit the main sights of Plymouth either on foot or by boat. The house was spotlessly clean and had every amenity we could possibly have needed. Ian was a very responsive host who obviously wanted to make sure our stay was perfect for us.

Hoe Park House was the perfect place for 5 of us to stay on a work trip. The house was very big and the kitchen had more than everything you’d need. Ian included a lot of personal touches and offered a lot of information over texts and in guides. Instructions were clear and Ian was very responsive and helpful. The location is in a nice, quiet spot where a lot of places were easily within walking distance. My team and I would definitely stay here again.

Hoe Park House is a jewel for anyone visiting Plymouth or the surrounding area. It’s location is ideal and the attention to detail is second to none from communication to kitchen utensils and all the added extras that make a stay so easy. We would highly recommend it to anyone.
We have just returned from a 40 year reunion of 5 of us who shared a house in our final year in Plymouth (Poly at the time) in the 80s. Finding somewhere suitable for 5 men, is not that easy. Finding somewhere in a good location, even harder. Hoe Park House turned out to be the perfect choice. From the start, Ian was helpful and flexible when things needed to be changed a little. The house itself is beautifully finished, to a very high standard, with some lovely individual touches, showing the owners clearly care and have thought about things. We had plenty of room, with a bedroom for each of us. If you had a group of 10, the maximum occupancy, you would be fine here. Any less and it will feel spacious. While it didnβt affect us (and it is not a criticism, as itβs a Victorian house), it wouldnβt be suitable for anyone with mobility issues, as there are a lot of stairs. However, for those who stay, the multiple levels add to the charm and the feeling of multiple areas to socialise. I can highly recommend Hoe Park House, the perfect place in the perfect spot. A 5 minute walk to The Barbican, The Hoe is a stunning 10 minute walk with plenty of restaurants on the way to both. Ian was a brilliant host, provided helpful information and checked in on us while we were there. Thank you so much for a splendid trip.
Sadly, I was unable to stay at Hoe Park House because of a recent surgery, but when I started getting texts from the rest of the group saying things like ‘stunning’ and ‘spectacular’, I knew I had managed to find a top place. I already had an inkling, because Ian’s communication was spot on. He was very proactive and helpful, and offered lots of advice on places to go in Plymouth, as well as providing a very useful and detailed welcome manual. As for the house itself, absolutely lovely, according to the group, and a perfect place to relax after a hard day’s diving. Right in the heart of Plymouth, just a couple of minutes walk from the harbour and main street with loads of great places to eat. Despite being very central, the house is set back enough so that it is also very quiet. Perfect! The only downside is that I didn’t get to stay there myself… roll on next year.

Communication with owner outstanding, arriving, staying & leaving made so much easier due to this. I was 1 of 6 adults staying ( does sleep more) property has more than enough room for all. There was not 1 negative feedback from any of us & we would not hesitate to rebook.
We loved Hoe House. Beautifully and stylishly furnished. Welcoming and comfortable. Every detail has been well thought out including plants inside and out, a generous welcome hamper including scones, biscuits and savoury snacks, milk and clotted cream and kitchen with plenty of spotless cutlery and crockery as well as everything else you could need. All the bedrooms have great vistas and are wonderfully fresh with crisp bedlinen and sumptuous towels and gowns. Gorgeous bathrooms with great showers. Can walk easily to great shops, cafΓ©s and restaurants in the lovely Barbican, as well as the Hoe with it’s stunning views. We enjoyed using boats to visit Jenny Cliff, Cawsand and Royal William Yard and only used the car once to go to Wembury for a beautiful coastal walk.

This is the only place I will stay in Plymouth. Have been there many many times and stayed at loads of hotels/flats and this was by far the best. It will be the only place I stay from here on out. Yes, it is THAT nice. From its location on a quiet street, to its spacious rooms and cleanliness there is no compare in Plymouth. We were received after a full 24 hours of travel with a beautiful welcome basket filled with scones, biscuits, and other English delicacies. The kitchen is stocked better than my own at home! Every dish, pan, spice, and spoon you could ever need. Living spaces are gorgeous (those IKEA lounge chairs are the most comfy chairs I’ve ever sat in. If I couldβve put one in my suitcase I would have!). Bedrooms are huge and provide a hair dyer and comfy robes. Youβll need the robes because you will want to lounge all day in this home. Lovely patio space and laundry room facilities to spoil you even more. Communication was quick and very friendly. Ian was available 24/7. He kept us posted on everything we might need every step of the way. You can tell they put a lot of love into this space in all the small details. They are pure professionals at hospitality.
We were a group of five women from the U.S. who had just completed hiking 170 miles of the South West Coast Path from St. Ives to Plymouth and we all LOVED Hoe Park House! Our 3-day stay there was the perfect cap to our time in SW England! Ian and Derek have lovingly restored and furnished this home with impeccable taste, including Derek’s original art. The restored wood floors and pocket doors are beautiful. The kitchen was fully equipped including the best spice cabinet I have ever seen in a vacation rental! We enjoyed making a few meals to share at the large dining table. The fresh flowers and welcome basket were an incredibly warm and welcoming touch. All the beds were very comfortable – including the fold out sofa in one of the living rooms which easily became a fifth, private bedroom. The location is excellent with the house on a quiet side street across from beautiful Hoe Park but very accessible. It is only a few blocks from the bustling Barbican with its many yummy restaurants, shops, and historical sights. When we had finished our walk on the Path at Torpoint, we were able to use the (free to walk-ons) ferry to cross the river into Plymouth, then easily take a bus to a couple streets from the House. We were also able to later easily access the SW Coast Path in Devon for a morning hike.
Four of us got together at Hoe Park House to celebrate 30 years since starting university in Plymouth. The house has ample room so that everyone can have their own space when desired or can congregate in the kitchen or lounge(s). The house is spotless so that there is no need to give the place a quick wipe over (which I have been known to do!). The kitchen is spacious and well organised having a breakfast bar and dining table which are lovely to socialise around. There was milk in the fridge and a hamper with goodies inc scones, clotted cream and jam as well as tulips on the table! The bedrooms are beautifully laid out with the best quality towels and bed linen and good views from every window. The bathrooms have beautiful fixtures and the showers work extremely well. To be honest it was like being in a luxury hotel! Ian was so kind checking in to see if we had everything we needed. He answered any queries we had and gave recommendations when we asked. The best host I have met so far!
We were most fortunate in booking Hoe Park House as a base for taking part in the Plymouth half marathon in April 2024, as our party included 6 we needed plenty of space but we got so much more than anticipated for the price of the accommodation. The house is very tastefully accessorised with beautiful artwork and bathrooms and kitchen have been installed to the highest of spec, indeed they feel luxurious. The beds and pillows were extremely comfortable. All of which proved to be a massive bonus when preparing to run a half marathon and indeed once achieved β¦.a soak in Hoe Park House bath or a shower feel like a being in a spa. The superb basement kitchen dining room with French doors to rear patio dining area makes breakfast and gathering for drinks a wonderful experience & youβll want to dine in too despite being within 5 mins of bustling Barbican and Hoe park. The wonderful relaxing lounge with inviting, comfy sofas make you feel home from home. Great choice for a Plymouth holiday.
Second Visit
This is our second time at the property and it was as good as the first time!! The property is exceptionally clean and comfortable with everything you could want. The location is perfect – close to the seafront, cafes and restaurants, but in a quiet spot with a really handy parking space. Just opposite the park so useful for the dog. The owner is so helpful and even checks everything is okay after you have arrived. Lovely hamper on arrival, even including some treats for the dog. We will definitely be back. βΊοΈ
What an incredible house. It blew us all away. So much space to socialise. The kitchen/diner is fantastic and we enjoyed several dinners at the large table. All of the bedrooms and beds are extremely comfortable and the bathrooms stunning. Spotlessly clean and instructions for everything easy to understand. Felt at home right away. Peaceful location yet right on the doorstep of all Plymouth has to offer. Highly recommended and will be returning!
I canβt say enough positive comments about Ian, our host, and our stay at Hoe Park House. There were 7 of us arriving from different continents for a family wedding and from the first day I enquired about the house, Ian was so helpful and friendly. He responded to every question quickly and went above and beyond to ensure we had everything we needed (including buying a clothes steamer so our dresses would be wrinkle free for the wedding and calling around to see where I could buy a fascinator close by! It was as though we had a personal concierge!). The house is absolutely stunning and served as a proper βhome away from homeβ for us. The welcome basket was a lovely touch upon our arrival as well. Gorgeous home and thoughtful host – you canβt ask for more than that; I would come back in a heartbeat.

Received a message via WhatsApp 24 hours prior to arrival explaining where the keys are and the code to the key box. I can not fault anything with regards the communication from Ian. Everything was perfect, communication, getting into the house, the basket for us on arrival, everything was above expected.

We are a group of 4 guys that enjoy sea fishing, good food and fun nightlife. Hoe Park House was perfect, it comfortably sleeps 8 people, thereβs a lovely kitchen and dining area too. The bedrooms are large and very comfortable, all three bathrooms were luxurious and beautifully fitted out. Our host kept us informed of upcoming events in the local area and was only a WhatsApp away if we needed anything. 2 mins walk to the centre of everything we needed, we will certainly recommend to friends and family.
I’ve booked the Hoe Park House for one of our teams working on a project in the area, for two weeks. I could tell, reading on Ian’s profile, that there was a lot of hard work and dedication involved in the refurbishment of the property. The house is renovated and decorated at a very high standard, bright, and has a multitude of beautiful finishing touches. It is located in a perfect location, up on a cliff, next to the Hoe Park and only a few minutes walk away from the sea. My colleagues had praised it so much that made me thinking about planning a 5 hours road trip to get to stay there myself at some point. Ian was very proactive, trying to accommodate my colleagues as well as possible. He’s always responsive, friendly and very easy to talk to. We would be delighted to stay there again.

A beautifully restored home. Luxurious, spacious and comfortable with every facility you could want. Contact from Ian, the owner, was superb but unobtrusive. The location couldnβt have been better- a stoneβs throw from all the attractions but tucked away in a quiet side road over looking green spaces. A personal welcome note and gorgeous gift basket was a genuinely lovely touch – even Mabel, our dachshund, was included. I would love to return and have no hesitation in recommending to anyone.

Definitely the best Airbnb experience we’ve had. Everything was clean and tidy and every detail was thought out. Large nice bedrooms, huge kitchen and several baths. Everything was newly renovated and worked perfectly for our family of 7. The only thing to consider is the many stairs if you have difficulty walking. But no problem for us.
We’ve had cause to stay unexpectedly in Plymouth in three different Airbnbs over the course of the last four weeks. This was by a long way the very best of the bunch, immaculately kept, beautifully and tastefully decorated, every amenity that you could think of – and excellent communication from the hosts. This is the best AirBnb we have ever stayed in. If there was a model on how to host a brilliant home, Ianβs home is it. The house was more like a boutique hotel, with robes in each room, soft towels throughout and every kitchen or bathroom utensil you could need. There was a fantastic welcome pack with scones, fresh coffee, cream, crisps and even a pack of treats for our dog. Ian was very communicative throughout and very flexible to our needs. The hosts Ian and Derek were both brilliant and checked in with us to ensure we had everything we needed. Amazing house done up to an exceptionally high standard. We had a amazing time stopping here with family. The location was perfect not that we wanted to go out once we all had the fluffy dressing gowns on. Definitely well worth the stay. Would love to return in the future.

What a fantastic place to stay while visiting Plymouth. The home is luxurious, inviting, spacious, decorated tastefully, bright, clean, fully outfitted, and just a delight to be able to stay in. This home was the best equipped house I have ever stayed in that afforded us everything we needed. It is within walking distance to the Barbican and the Hoe shops, sights and restaurants. Every attention to detail were accounted for in The Hoe Park House. I would recommend staying here.

Immaculate house that has been superbly kitted out and decorated. Literally everything you could want is provided and the welcome basket of afternoon tea was a nice touch. Excellently located between the Barbican and The Hoe, you’re in the heart of everything and only a 5-10 walk from anywhere you’d want to be. Great host who communicated often and helpfully.

We stayed here for a late summer holiday in September and what a great find! We were a party of 4 adults and a toddler. The location is perfect but the house is even better, this has clearly been renovated with no expense spared and it has beautiful decor and interiors. The kitchen is amazing and very well stocked and the guest pack includes everything you need to know. Communication with the hosts is great and not overbearing like some. They were also very accommodating to our toddler providing both a cot and high chair. We would love to stay again, I don’t know why anyone would want to book anywhere else in Plymouth!

Beautiful house my family and I loved every minute. House is so spacious with everything you need in it. We decided to stay longer as we enjoyed it so much. Ian the host was a really lovely guy and I could message him anything I needed to ask, even before getting to Hoe Park House Ian messaged making sure we knew the best way to get there and what to do when we arrive. Plymouth is a beautiful place, with a harbour and shops, so many places to eat and drink from Italian, Turkish, Greek and locally caught fish and chip restaurants. Hoe Park House is literally minutes walk away from there which is lovely because we hardly used car apart from driving into Devon and Cornwall which both were just over an hour drive away! We will definitely be returning, thanks again Ian.

Phenomenally Fitted Vacation Rental with Comfortable Bed.
The home was impeccable. We wanted for nothing and everything was organized, clean and easy to find. We spent many days in the kitchen chatting with Plymouth family and making meals on the very well equipped kitchen. Ample dishwater and cooking gear. Everything is modern and well kept. The location is easy walking distance to several shops and restaurants. Try the Turkey place named Kapadokya 3 blocks down on New St. Some of the best food I’ve ever eaten. I wholeheartedly recommend this property.

A beautiful house for a perfect Holiday.
This beautiful home had all the amenities to make our week-long stay enjoyable. The newly renovated townhouse had a large modern kitchen fully equipped with modern appliances, a large dining table to sit comfortably together. A very comfortable two-room living room that invited you to linger or watch tv. The location is right on beautiful Hoe Park which is only minutes to the seafront or downtown. There are also four spacious bedrooms with crisp white linens on the beds which I really like. Not to forget the two excellently equipped bathrooms. I really liked the art on the walls. We will definitely book again. It was great.
I stayed here with a group of friends for a week over the Easter holidays and it was great! Brilliant hosts who really thought about it and did everything to make the stay super pleasant… The house is beautiful. It is typically English and yet very modern at the same time. I love the works of art that can probably be found in almost every room. We were a group of 8. Everyone had plenty of space and two great designed bathrooms to take a bath or use the walk in shower.Β The rooms are bright, very friendly, well equipped and with really good beds. I have seldom slept so well. The downstairs kitchen is a real highlight – huge, perfect for gathering and cooking together… We often sat there late into the night and had a really good time as a group. The location of the house is superb, lots of good restaurants and bars near the Barbican which is a really cute area… And the Hoe is really nice just 2 minutes from the house, perfect for walks… A big thank you to Ian and Derek. It doesn’t get any better than that. We want to come back.

The location was excellent for walking to the main sights of Plymouth – the Hoe, the Barbican and the City Centre. The kitchen was enormous and very good for a large party like ours. The bedrooms and bathrooms were outstanding – pure luxury!!
