Direct Booking Terms and Conditions

Payment Options
We only accept bank transfers for direct bookings. Please contact us for more information.

Booking Deposit
To secure your booking, a 25% deposit is required.

Balance Payment
The remaining balance (including the Damages Deposit – see below) is payable no later than 28 days before your check-in date.

Last-Minute Bookings
For bookings made less than 28 days before check-in, full payment (including the damages deposit) is required at the time of booking.

Notification
Cancellations must be made in writing via email.

Free Cancellation
Guests may cancel free of charge up to 14 days before check-in (by 15:00). For example, for a check-in on 28 June, cancellation must be received by 15:00 on 14 June.

Partial Refund
Cancellations made between 14 days and 24 hours before arrival will incur a charge of 50% of the total stay.

No Refund
Cancellations received less than 24 hours before check-in are non-refundable.

No-Show
Guests who do not check in will not receive a refund.

Early Departure
No refund will be given for any unused nights if a stay is cut short.

Delayed Arrival
No refund will be given for nights not used due to late arrival.

Damages Deposit
A £200 Damages Deposit is required for all direct bookings to cover any damages, breakages, and/or extra cleaning costs.

Reporting Damages
Please report any damages or breakages immediately via email, including photographs. This allows our housekeeping team to arrange any necessary replacements or repairs before the next check-in.

Deposit Refund
If no issues are identified, the damages deposit will be refunded within 7 days of check-out.

Refund for Cancelled Bookings
If a booking is cancelled, the damages deposit will be refunded in full.

To help ensure a smooth stay, we kindly request the following details for all direct bookings:

• A mobile phone number and an email address where you can be reached both before and during your stay.
• The postal address of the main booker.
• The full names and ages of all guests in the group.
